I would like to see an expanded version with the ability to be able to run comparables on this application. If we run across a property for a client and they want to write an offer while we're in the field, there is no way we can do so because the first thing you do before writing an offer is to run comparables to confirm that the subject property is not overpriced. Otherwise, we do a dis-service to our client. On the flip side, if a client would like us to list their property, and they would like us to give them a price, we are unable to do that with this application due to the fact that we are unable to give them comps in a easy straightforward manner. I noticed you can pull up a street and it will give you the surrounding properties that are avail, pending & sold, but the parameters of each property are all over the place. We are unable to compare apples to apples, i.e. sq ft., lot size, yr built, sold dates, etc... items that an appraiser would look at to appraise the subject property. If there is an easier way, please advise.
